Selling a home in Apopka this winter: what the numbers say

Posted

Summary: Apopka home values remained nearly unchanged year over year, with the typical home valued at $394,800 in September 2026. Here's what local homeowners should know about pricing, closing costs, tax savings and selling strategies.

Apopka home values have barely moved in a year. Zillow put the typical Apopka home at $394,800 in September 2026, down just 0.3% from the year before. Orlando's typical home was $372,800 (down 1.1%), Ocoee's $414,000, and Winter Park's $466,400, one of the few nearby spots still up (2.3%).

A flat market changes how selling works. Homes don't sell just because they're listed, buyers compare more, and the sellers who do well are the ones who price right on day one and know what they'll walk away with. Here's how to get there.

Price it from closed sales, not from hope

Online estimates are a starting point, nothing more. Look at homes that actually closed near you in the last three to six months, with similar square footage, bedrooms, lot size and age. Active listings tell you what other sellers want. Closed sales tell you what buyers paid.

If your home sits for a month with showings but no offers, the market is telling you something about price. A small cut early usually costs less than a long wait and a bigger cut later.

What comes off the top at closing

On a $394,800 Apopka sale, a seller's closing statement usually includes:

  • Documentary stamps on the deed: 70 cents per $100, so about $2,764. Standard Florida contracts usually put it on the seller.
  • Owner's title policy: Florida sets the premium by rule ($5.75 per $1,000 on the first $100,000, then $5.00 per $1,000). That's about $2,049 here. Who pays it depends on your contract, so check that section.
  • Settlement fee and extras: these vary between title companies, so ask for them in dollars. You can choose your own title company.
  • Property tax proration: Florida taxes are paid in arrears, so you credit the buyer for the part of 2026 you owned the home.
  • Mortgage payoff, HOA estoppel letter, repair credits: case by case.

Moving within Florida? Take your tax savings with you

If you have a homestead exemption, your assessed value has been capped by Save Our Homes, often well below market value. Florida lets you carry that difference, up to $500,000 of it, to your next Florida homestead through portability. You need to establish the new homestead within three years of January 1 of the year you left the old one, and you file for it with the property appraiser. For a long-time Apopka owner, that can mean thousands of dollars a year in property taxes.

Decide how you'll pay to sell

The listing commission is usually the largest line. As an example only, 3% on $394,800 is $11,844.

That figure is an example. Commissions aren't set by law or by NAR rules and are fully negotiable. Sellers choose whether to offer compensation to a buyer's agent, and such offers haven't been shown on the MLS since Aug. 17, 2024.

Some sellers want a full-service agent handling every step, and that's a fine choice. Others prefer a flat fee: with a flat fee MLS listing, the home appears on the major home search sites and the MLS for a fixed price, the seller handles showings and offers with online tools, and nothing more is owed at closing. Whichever way you go, ask for the cost in dollars, and ask what's due at closing.

Get ready before you list

  • Fix the small things buyers notice: dripping faucets, sticky doors, burned-out bulbs.
  • Gather your roof permit and any wind mitigation report. Buyers' insurers will ask.
  • Order your mortgage payoff letter early.
  • Take good photos in daylight. Most buyers decide online whether to visit.

The short version

  • Typical Apopka home: $394,800, flat over a year
  • Price from closed sales, adjust early
  • Doc stamps of about $2,764, plus about $2,049 for the owner's title policy if your contract has you pay it
  • Ask about homestead portability if you're buying again in Florida
  • Choose how you pay to sell, and get every fee in dollars

Selling in a flat market isn't harder, it just rewards preparation. Know your numbers first, and the rest gets a lot calmer.
