The Apopka City Commission, at its Wednesday meeting, voted 5-0 in favor of approving a 137-room hotel project at the Floridian Town Center.

The proposed Fairfield Inn and TownePlace Suites would include 137 rooms on Lot 5 of the planned development near U.S. 441 and the State Road 429 Connector Road. The hotel would be the first project constructed within Floridian Town Center, according to the City’s staff report in the meeting agenda packet.

The major development plan includes 142 parking spaces and designates approximately 25% of the property as open space.

The commission’s approval moves the hotel forward but does not authorize construction. The developer must still complete the City’s construction site plan review and obtain the required permits. The Development Review Committee recommended approval of the plan on April 29. The Apopka Planning Commission followed with a unanimous recommendation on June 9.

Construction is expected to create approximately 75 jobs over 12 to 15 months. Once the hotel opens, the development is projected to support about 30 full-time hospitality positions.

The dual-brand design would place Fairfield Inn and TownePlace Suites accommodations within the same building. Both brands are part of Marriott’s portfolio, with TownePlace Suites generally designed to accommodate longer stays.

The City Commission initially approved Floridian Town Center in 2021 and amended the planned development in 2024.

Plans for the property allow a combination of townhomes, apartments, commercial space, hotel rooms and other mixed-use development. The master developer has already installed stormwater facilities, utilities and roads intended to serve future construction, according to city staff.

The hotel’s approval could mark the transition from preparing the Floridian Town Center site to building the envisioned structures.

No construction start date or anticipated opening date has been announced.
