Another significant growth proposal in northwest Apopka will return for review this week as the city's Development Review Committee continues examining projects that could shape future residential and commercial development.

The committee will meet at 9 am. Wednesday, July 15, in the Apopka City Hall Commission Chambers to review a mix of subdivision plans, commercial projects, special events, and one of the city's most closely watched long-range development proposals. The committee's role is advisory, providing technical review and identifying engineering, planning, utility, transportation, and code issues before projects move through the city's approval process.

The most notable agenda item is the first review of the Kelly Park South KPI Master Plan Amendment, a proposal that would rezone property at 4033 W. Kelly Park Road from Agriculture to the Kelly Park Interchange Planned Development district. The application marks the first technical review of a proposal that could ultimately guide future mixed-use development around one of Apopka's fastest-growing corridors.

The agenda also includes the fourth review of the Eden Crest Phase 2 plat application. The proposal would create a 115-lot subdivision on property along Johns Road and South Binion Road, moving another residential development closer to final approval after multiple rounds of staff review.

Another major residential project returning to the committee is Oakmoor, formerly known as Ondich South. The third construction site plan review proposes 196 single-family homes on property along Oak Lane and Ondich Road, continuing development activity in northwest Apopka.

Committee members will also review a second submission for the Chandler Row construction site plan amendment. The proposal calls for 240 attached single-family townhomes on Chandler Road, another project that reflects the city's continuing demand for new housing.

Commercial development also features prominently on the agenda.

An AutoZone store is scheduled for its second site plan review. The project proposes construction of a new 6,815-square-foot store at 1788 Rock Springs Road.

The committee will also consider the first site plan for the Youthers Outparcel, a proposed 7,400-square-foot commercial building on Plymouth Sorrento Road.

In addition to development proposals, the committee will review three special event requests:

  • Saint Paul Apopka Faith and Fitness 5K, scheduled for August 22.
  • Workers Solidarity Cup, a soccer tournament fundraiser planned for Oct. 10 at Edwards Field.
  • Community Sports Day is proposed for July 18 at Alonzo Williams Park.

While the Development Review Committee does not approve projects, its recommendations often shape revisions before proposals advance to the Planning Commission or City Commission for formal consideration.
