The largest development item on the agenda is a plat application for Floridian Town Center, a mixed-use project planned near the intersection of the future Connector Road and State Road 429. Located at 3161 Southfork Drive, the project is owned by Floridian Apopka Phase 1 Owner, Florence Hotel Company LLC, and Apopka Acquisition Company LLC. The plat establishes the legal subdivision of the property and marks another milestone toward future infrastructure and vertical construction.
Committee members will also review a construction site plan for The Ridge PD Parcel 9, where Toll Southeast Company is proposing 41 single-family homes on property at 1885 Boy Scout Road. The proposal represents the first submittal for the subdivision's construction plans.
Another residential item involves Crescent Ridge, formerly known as Ondich South. Pulte Home Company is seeking approval to amend a previously approved construction site plan by updating the community's lift station design and eliminating a planned force main at the development near 5600 Effie Drive.
The agenda also includes special event permits for two Deuterman Productions concerts at the Apopka Amphitheater.
The November 21 event has since been publicly announced as a performance by rising country singer Dylan Gossett, with Buffalo Traffic Jam and The Jack Wharff Band serving as opening acts. The permit covers event operations from 5:30 pm to 11 pm.
A second concert is proposed for October 24 from 5:30 pm to 10 pm, although the featured performer has not yet been publicly announced. Approval of the event permit would allow Deuterman Productions to move forward with hosting the concert at the city-owned venue.
The Development Review Committee serves as the city's technical review body, evaluating engineering plans, plats, site plans, utilities, traffic access, drainage, and other infrastructure details to ensure projects comply with Apopka's land development regulations before advancing through the approval process.
