Apopka's Development Review Committee will consider a mix of residential, industrial, and infrastructure projects during its June 17 meeting, highlighting the continued pace of growth across several areas of the city.

The committee, which meets at 9 am. in the Commission Chambers on Wednesday, will review proposals ranging from a new apartment community and a 45,000-square-foot commercial facility to subdivision plats and infrastructure improvements in the rapidly developing Kelly Park area.

Among the most significant items is the first submittal for the Floridian Town Center Multi-Family Phase 1 major development plan. The proposal calls for a new apartment community on Southfork Drive, adding another residential component to the growing corridor.

Committee members will also review plans for Southern Tire Mart, a proposed 45,000-square-foot facility at 1291 South Orange Blossom Trail. The project represents another potential addition to Apopka's commercial and industrial base along one of the city's major transportation corridors.

Several agenda items focus on the northwest Apopka growth area surrounding Kelly Park Road. The committee will review the final plat for Crossroads at Kelly Park Phase 2A-2, which includes 78 lots along Soapberry Avenue, as well as the first plat submittal for Crescent Ridge, a single-family residential development near Kelly Park and Ondich roads.

Additional residential development proposals include the third submittal for Ridgebrook, an 86-home subdivision along Plymouth Sorrento Road and Sorrento Avenue, and construction plans for Wolf Lake Ranch Phase 2, which would create 59 single-family lots with associated infrastructure near North Ponkan Road.
Infrastructure-related items include plans for a 120-foot stealth wireless telecommunications facility on Sadler Road and construction plans for additional buildings within the Logistics 429 at Apopka Ridge industrial development. The committee will also review access road improvements supporting future development within the Wyld Oaks community.

The agenda also includes a future land use amendment request for approximately 4.85 acres at 2864 Dowman Drive. The proposal, submitted by Bateman Properties, is in its first review cycle.

The Development Review Committee serves as a technical review body, evaluating projects for compliance with the city's comprehensive plan, land development code, and engineering standards before they advance through the approval process. DRC meetings do not involve final project approvals but often provide an early look at future development trends across the city.

    So thousands of people coming to live in one of the TOO MANY HOUSING DEVELOPMENTS... surrounding nothing but TWO LANE ROADS! BRILLIANT! I guess if they don't want to take the hour long drive to find good paying jobs in downtown Orlando, they can settle for work at the Tire Mart!!!!

    Too many people with to little roads is a recipe for more automobile accidents. Maybe when people start dying from accidents, you'll finally WIDEN THE DAMN ROADS!

    We've had an empty strip mall on the corner of Welch Rd. & Rock Springs Rd., where an old Albertons used to be, for YEARS!!! How about filling up empty commercial property?

    I'm truly looking forward to leaving Apopka soon. It's been a logistical nightmare putting up with so much traffic here... something the city could care less about! Good riddance!
