Apopka’s Development Review Committee will review eight development applications Wednesday, including plans representing 851 residential lots and two proposed warehouse projects.

The committee’s July 22 agenda includes the fourth review of Paulucci Acres, a proposed 502-home subdivision at Vick and West Ponkan roads. The DRC will also consider a 240-lot plat on Chandler Road and a construction plan for 109 residential lots on Sheeler Avenue.
The meeting is scheduled for 9 am in the Apopka City Hall Commission Chambers.
The DRC consists of representatives from city departments and other agencies that review development applications for compliance with Apopka’s codes and technical requirements. Items may return for additional review, and projects requiring action by the Planning Commission or City Commission will advance separately through that process.
Paulucci Acres returns for fourth review
The largest residential project on Wednesday’s agenda is the Paulucci Acres major development plan, which proposes 502 single-family lots on property at 2213 Vick Road and near the intersection of Vick and West Ponkan roads.
The application, identified as MDP-26-1, is returning to the committee for its fourth submittal. Paulucci Acres LLC is listed as the property owner, while 1828 Engineering LLC is the applicant.
The agenda describes the application as covering Pods 1A/B and 4 of the proposed residential development.
Chandler Row proposes 240 lots
The committee will conduct its third review of a plat application for Chandler Row, formerly known as INB Homes.
The residential development would contain 240 lots at 4648 Chandler Road. MRP HNHB LLC owns the property, and Kimley-Horn and Associates is representing the applicant.
A plat establishes the legal layout of lots, streets, easements and other features within a subdivision before the property can be divided and developed.
A separate construction site plan proposes a 109-lot subdivision at 1920 Sheeler Ave. The application, submitted on behalf of property owners Marvin and Susan Reid, is returning for its second review.
Pape-Dawson Consulting Engineers LLC is representing the Sheeler Avenue project.
Together, the three residential applications account for 851 proposed lots, although they are at different points in the city’s review process.
Mixed-use amendments proposed
Two property owners are requesting changes to the future land-use designations of their properties.
Effie Road Holdings LLC is seeking a Mixed Use designation for property at 4849 Plymouth Sorrento Road. The application is named Twin Fountains Commercial and is appearing before the committee for its first review.
The agenda does not identify a specific development proposal for the property beyond the requested future land-use change.
A second application would change the future land-use designation of property at 4481 W. Kelly Park Road from Residential Suburban to Mixed Use.
The Kelly Park South Future Land Use application, also identified as Crossroads Cornell, was submitted by owners KP South Land Investments LLC and Haris KP South Land Investments LLC. It is also scheduled for its first DRC review.
A future land-use amendment changes the long-term development category assigned to a property. It does not, by itself, constitute approval of a particular construction project.
Warehouse and outdoor-storage proposals
The committee will consider two warehouse-related applications.
Karuna Buildings LLC is requesting that the city annex property at 2525 Clarcona Road for the proposed development of a warehouse. Lowndes Law is representing the applicant in the property’s first annexation review.
Annexation would bring the property within Apopka’s municipal boundaries, but subsequent land-use, zoning and development approvals may still be required.
A major development plan proposes a 30,000-square-foot warehouse at 3716 Hogshead Road. Laurel Bodega LLC owns the property, and DSE Engineering is representing the project, which is returning for its second review.
The committee will also review a special-exception request for outdoor storage as a principal use at 4212 Hogshead Road. Hogshead Investment Partnership LTD is listed as the owner, with 1828 Engineering representing the application.
The agenda includes a public-comment period before the committee begins reviewing applications.
