One of Apopka’s most closely watched development proposals will return to the spotlight Wednesday, as the city’s Development Review Committee considers the next phase of Paulucci Acres—a project that could bring more than 500 homes to a growing corridor in northwest Apopka.

The committee will meet at 9 am at Apopka City Hall, with Paulucci Acres—Pods 1A/B and 4—highlighting an agenda filled with residential, school, and commercial projects.

The proposal calls for a 502-lot single-family subdivision near Vick Road and West Ponkan Road and is now in its second submittal, signaling continued refinement as it moves through the city’s review process.

The project has drawn attention as one of the largest residential developments currently under review in Apopka, raising familiar questions about how growth aligns with infrastructure capacity, traffic, and long-term planning in the area.

While Paulucci Acres leads the agenda, several other projects will also come before the committee.

A future land use amendment along West Kelly Park Road proposes converting multiple parcels to mixed-use, potentially opening the door for a broader mix of residential and commercial development in one of the city’s fastest-growing corridors.

The Ridgebrook plat, an 88-lot single-family subdivision near Plymouth-Sorrento Road, returns for a second review as developers continue to refine plans for the site.

Education-related growth is also part of the discussion, with a proposed K-8 charter school on Plymouth-Sorrento Road coming back for its third site plan review.

On the commercial side, the committee will review plans for a 150,000-square-foot expansion at a property along West Orange Blossom Trail, reflecting continued industrial and logistics investment along the U.S. 441 corridor.

The Development Review Committee does not make final decisions on projects, but its review and feedback play a key role in shaping proposals before they move forward in the approval process.
