The Apopka Development Review Committee will review another slate of development proposals on Wednesday that touches nearly every aspect of the city's growth, from neighborhood expansion and commercial construction to community events.

The committee meets at 9 am. July 8 in the Apopka City Hall Commission Chambers. While the DRC does not approve projects outright, its technical review helps identify issues involving engineering, planning, utilities, traffic, and other development standards before applications move further through the city's approval process.

The most significant item on the agenda is the first review of the Kelly Park South KPI Master Plan Amendment.

The proposal seeks to rezone property at 4033 W. Kelly Park Road from Agriculture to the Kelly Park Interchange mixed-use zoning district, continuing the steady transformation of the northwest Apopka area surrounding the State Road 429 interchange. The application represents the first submittal of the master development plan.

Residential growth remains a major theme throughout the meeting.

Among the largest projects is Oakmoor, formerly known as Ondich South, which returns for its third construction site plan review. The proposed subdivision would bring 196 single-family homes to the property along Oak Lane and Ondich Road.

The committee will also review the second submission of the Chandler Row Construction Site Plan Amendment, a proposal to develop 240 attached single-family townhomes on Chandler Road.

Another residential project, Eden Crest Phase 2, returns for a fourth review of its plat application. Located at the intersection of Johns Road and South Binion Road, the subdivision would create 115 single-family lots.

Commercial development also features prominently on Wednesday's agenda.

The committee will consider the second review of plans for a new 6,815-square-foot AutoZone store at 1788 Rock Springs Road.

Another commercial proposal would develop a 7,400-square-foot building on an outparcel at 2050 Plymouth Sorrento Road, marking the first appearance of this proposal before the DRC.

The meeting opens with three special event applications.

Committee members will review requests for the Saint Paul Apopka Faith and Fitness 5K on August 22, the Workers Solidarity Cup soccer tournament on October 10 at Edwards Field, and Community Sports Day scheduled for July 18 at Alonzo Williams Park.

While the Development Review Committee's meetings typically receive less public attention than Planning Commission or City Commission sessions, they often provide the first public look at projects that eventually shape Apopka's future growth. Wednesday's agenda reflects continued residential expansion in northwest Apopka, as well as new commercial investment and community programming across the city.
