The committee discussed plans for a warehouse at 3716 Hogshead Road and the first phase of Lux Car Wash, and both applicants agreed to address remaining city-department comments before resubmitting their plans.

Warehouse plan requires roadway changes

The committee reviewed the third submittal for the proposed warehouse at 3716 Hogshead Road. Planning staff reported no outstanding planning comments and noted that the application record included the tree removal permit fee calculation.

Public Works raised concerns about roadway improvements associated with the project and a nearby development. The applicant's representative, Dave Schmidt of DSE, said the project team had received the comments and would make the necessary adjustments.

Lux Car Wash addresses utility questions

The committee also reviewed the first submittal for the Lux Car Wash construction site plan, Phase 1, at 1774 Rock Springs Road. The property is zoned community commercial and was originally approved in 2024 before the applicant returned with a revision.

Planning and Public Works reported relatively minor outstanding comments.

Public Works requested additional details showing where water, sewer, reclaimed water and drainage infrastructure would end during the first phase of construction. Staff said the plans needed to identify whether pipes would be extended and capped or terminated at the relevant manholes.

Greg Crawford of Thomas and Hutton, representing the applicant, said the project team would add the necessary details and address the remaining planning comments before resubmitting the plans.

Kelly Park Phase 3B revision approved

The committee approved the second submittal of the construction site plan for the Crossroads at Kelly Park Phase 3B revision.

Planning staff reported that the previous round of comments had primarily involved utilities and that no outstanding comments remained from the reviewing departments.

Planning recommended approval, while Police, Public Works, Fire and Building reported no additional comments.
