The committee is scheduled to meet at 9 am. March 18 in the Apopka City Hall Commission Chambers, where city staff and applicants will present site plans for technical review.
The Development Review Committee (DRC) typically evaluates engineering, infrastructure, traffic, utilities, and compliance issues before projects move forward in the city’s planning and permitting process.
Industrial site plan proposed on Hermit Smith Road
The first item on the agenda is a construction site plan for the Hermit Smith Industrial project, located at 95 and 135 Hermit Smith Road.
The proposal, submitted by 1828 Engineering LLC on behalf of the Marilyn S. Boughan Trust, calls for the construction of a small modular building and a private lift station. City planner Amer Hamza is listed as the project manager.
The item represents the second submittal of the construction site plan, meaning revisions have already been made following earlier staff review.
Retail buildings proposed on Ocoee Apopka Road
The committee will also review a construction site plan for a commercial retail development at 1250 Ocoee Apopka Road.
The proposal from Mint Homes USA LLC, representing Resende Correa Holdings LLC, calls for the development of three single-story commercial retail buildings.
The project is currently in its first submittal, meaning the DRC will provide initial technical feedback on issues such as access, drainage, utilities, and building placement.
City planner Jun Sohn is overseeing the project review.
Springhaven subdivision returns for review
A major residential project north of downtown Apopka will also return to the committee for additional review.
The agenda includes the third submittal of a construction site plan for the Springhaven subdivision, formerly known as Chandler Hills.
The proposed subdivision covers multiple parcels along West Kelly Park Road, Chandler Road, and Jason Dwelley Parkway, and involves numerous property owners associated with the development.
The plan, submitted by 1828 Engineering, proposes the development of a single-family residential subdivision.
City planner Bobby Howell is managing the review process.
Technical review stage
The Development Review Committee process is one of the earliest steps in the city’s development pipeline. During these meetings, city staff review project plans with applicants to identify issues involving engineering standards, infrastructure capacity, stormwater management, traffic circulation, and other technical requirements.
Projects typically go through multiple submittals before receiving approval to move forward to permitting or other stages of the city’s development process.
The meeting agenda also includes time for discussion before adjournment.
