The Apopka Planning Commission will meet Tuesday night for the first time since May's meeting was canceled and just weeks after City Commissioner Sam Ruth publicly questioned whether the advisory board's structure still reflects the direction residents endorsed during the recent election cycle.

What was once a largely procedural body operating in the background of development decisions has recently found itself at the center of a broader debate about growth, governance, and accountability. As City leaders discussed whether the Planning Commission itself should be reevaluated, commissioners will return to reviewing projects that reflect an evolving question facing Apopka: not simply whether the city should grow, but what kinds of development should shape its future.

Tuesday's agenda includes a proposed child care facility, a new hotel, a mixed-use commercial and industrial project, and a land use amendment that would convert residentially designated property to office use.

Chandler Road child care facility seeks land use change

The Planning Commission's only public hearing item involves two parcels totaling approximately 5.12 acres at 4410 and 4420 Chandler Road. The applicant is seeking a Small-Scale Future Land Use Amendment and rezoning from Residential Single-Family Estate to Office to allow development of a child care facility.

The proposal would change the property's future land use designation from Residential Very Low Suburban to Office and rezone the site from RSF-1A to Office zoning.

The request illustrates a challenge that has become increasingly common throughout Apopka, as formerly residential corridors face pressure to provide additional commercial services to support a growing population.

Ridge Phase 3 adds employment-focused development

The commission will also review a major development plan for The Ridge Phase 3, a 13.23-acre project at the southeast corner of Binion Road and Boy Scout Road.

Unlike many recent proposals centered on residential growth, The Ridge Phase 3 is designed around employment and commercial uses. Plans call for a food market, gas station, and office/warehouse space on the property designated for mixed-use development.

The proposal comes as city officials increasingly discuss the need to expand Apopka's commercial tax base and create additional employment opportunities closer to where residents live.

Hotel proposed for Floridian Town Center

A second major development plan would bring a 137-room hotel to the Floridian Town Center planned development. The proposed hotel would occupy a 2.91-acre site currently designated for commercial use.

The project represents continued investment in Apopka's commercial corridors and could provide additional lodging capacity as development continues along the city's major transportation routes.

The Planning Commission will meet at 5:30 pm Tuesday at Apopka City Hall. The meeting will also be streamed live on the City's YouTube channel.
