Apopka’s next wave of growth projects will range from industrial expansion near South Bradshaw Road to a proposed seven-home subdivision on West Lester Road when the city’s Development Review Committee meets Wednesday morning.

The committee is scheduled to meet at 9 am May 20 in the Apopka City Hall Commission Chambers. The agenda includes one special exception request and two subdivision construction site plans.

The highest-profile item may be a proposed industrial warehouse and outdoor storage project known as Carolina Textiles.

The applicant, Beaufort Design Build on behalf of Carter Land Development LLC, is seeking a special exception for outdoor storage and overnight parking on approximately 6.6 acres along South Bradshaw Road. Plans show a proposed 24,990-square-foot warehouse distribution building with fenced outdoor storage, trailer parking, four loading berths, and 15 parking spaces.

According to the site plans, the property is zoned Light Industrial and would include a stormwater retention area, loading areas positioned toward the rear of the property, and landscaped buffers designed to screen storage and parking from public view.

The project also proposes outdoor storage and overnight trailer parking, uses that require special exception approval from the city. Plans indicate the site would be accessed from South Bradshaw Road and include a 24-foot-wide paved access easement to adjacent property.

The Development Review Committee will also review plans for Lester Oaks, a proposed seven-lot single-family subdivision at 550 West Lester Road.

The 3.05-acre project would replace an existing home and structures with seven detached single-family residential lots, internal roadways, sidewalks, drainage areas, and a public lift station.

Plans show the subdivision would have a proposed density of 2.3 dwelling units per acre, below the site’s maximum allowable density of 3.5 dwelling units per acre. The lots would range from approximately 8,250 square feet to just over 10,000 square feet.

The project would also add a right-turn lane on West Lester Road, pedestrian ramps, sidewalks, landscaping buffers, and stormwater management facilities.

A third item on the agenda involves the proposed 1920 Sheeler Park subdivision at Sheeler Avenue. The application, submitted by Pape-Dawson Consulting Engineers on behalf of Marvin and Susan Reid, seeks approval for plans for a 109-lot subdivision.

While the agenda packet provided extensive engineering plans for the Carolina Textiles and Lester Oaks projects, only a summary listing was included for the Sheeler Avenue proposal in the materials reviewed.

The Development Review Committee serves as a technical review body that evaluates development proposals for compliance with city regulations, infrastructure requirements, traffic impacts, utilities, drainage, landscaping, and site design standards before projects move further through the approval process.
