DRC to review 363 apartments, Kelly Park projects and Crescent Ridge subdivision

October 7 agenda also includes a seven-lot subdivision and six special events

The Apopka Development Review Committee will return Wednesday with several residential and development projects on its agenda, including a 363-unit apartment development at The Ridge, a proposed mixed-use land-use change along Kelly Park Road and the next phase of the Crescent Ridge subdivision.

The committee will meet at 9 am on October 7 in the Apopka City Hall Commission Chambers. 

The agenda includes one future land-use amendment, a plat application, a master plan amendment, two construction site plans and six special events. Several of the development proposals are returning to the DRC after earlier reviews.

The Ridge Phase 3 returns

The largest residential project on Wednesday's agenda is The Ridge PD Phase 3, a proposed 363-unit multifamily development along Boy Scout Road.

Apopka Centerline Development LLC is listed as the property owner, with Vanasse Hangen Brustlin Inc. as the applicant. The construction site plan is listed as a first submittal. 4301

The project has appeared before the city previously as part of the larger development at The Ridge. Wednesday's review focuses on the construction site plan for the 363-unit multifamily portion.

Kelly Park development proposals

Two related Kelly Park projects will also return to the committee.

Crossroads Cornell-Kelly Park is seeking a future land-use amendment for property at 4481 W. Kelly Park Road. The request would change the property's designation from Residential Suburban to Mixed Use. KP South Land Investments LLC and Harris KP South Land Investments LLC are listed as the owners, and the application is making its second submittal. 4301

The committee will also consider the second submittal of an amendment to the existing Kelly Park South KPI Master Plan at 4033 W. Kelly Park Road. KP South Land Investments LLC owns that property, with Galvin Harris Company listed as the applicant. 4301

The two items continue development activity along the Kelly Park Road corridor, an area that has become one of Apopka's major centers of residential and commercial growth.

Crescent Ridge Phase 2

Another residential project on the agenda is Crescent Ridge Phase 2.

Pulte Home Company LLC is seeking approval of a final plat for the second phase of the residential subdivision at 3744 and 5712 Ondich Road. The application, submitted by 1828 Engineering, is making its first appearance before the DRC. 4301

The agenda does not specify the number of lots included in Phase 2.

Seven lots proposed on Lester Road

Lester Oaks will return for a third review.

The construction site plan proposes a seven-lot residential subdivision at 550 W. Lester Road. Christopher Williams is listed as the owner, with Faber Engineering as the applicant. 4301

Unlike some of the larger developments before the committee, Lester Oaks represents a relatively small residential project but is further along in the DRC process with its third submittal.

Six special events

The committee will also review six upcoming special events, including several scheduled for the holiday season.

A Tribute to the Bee Gees Dinner & Show is proposed for Oct. 17 at the Apopka Community Center, while the U.S. Marine Corps 251st Birthday Celebration is scheduled there Nov. 10. 4301 4301

K92.3's Jingle Jam is proposed for Dec. 6 at the Apopka Amphitheater. The Jingle Bell Book Bash is scheduled for Dec. 10 at Kit Land Nelson Park, followed by the Apopka Christmas Parade Dec. 12 along Park Avenue. 4301 4301

The committee will also review the Sunset Country Festival, scheduled for April 3, 2027, at the Apopka Amphitheater. 4301

The DRC consists of city staff who review development proposals for compliance with Apopka's development requirements and identify issues that may need to be resolved as projects move through the approval process.
